FSI has launched a series of reflections on the role of Facility Management as a key element in the processes of economic and social transformation that involve the many segments of Real Estate. With the aim of indicating an innovative vision of the role of Facility Management, FSI has proposed to entrepreneurs, investors, developers, designers and, in general, professionals in the sector a first moment of reflection. The conference, which had as speakers the engineer. Albertini Petroni, the arch. Isabella Goldmann, the prof. Oliviero Tronconi and prof.ssa Angela Airoldi, took place on the 22nd November 2018 at the Palazzo delle Stelline in Milan.

Greetings to the audience and presentation of the conference promoted by FSI, an initiative that is part of a new path of organization of the company and its positioning in the market. FACILITY MANAGEMENT IN URBAN REGENERATION: THE VIEW OF THE INVESTOR

The importance of the quality of the urban context in determining the attractiveness of a city for investors makes regeneration of the existing fabric more and more important both as a function of an increase in livability and management costs. But it is not only the individual buildings and their renovation that are at stake, but also the context itself becomes an important element in determining the value of the building. The design, regeneration and maintenance of public spaces then become crucial elements in the localization choices of real estate investments in each market segment.

 

INNOVATIVE FACILITY MANAGEMENT

The continuous increase in operating costs has led companies to face the change from a real estate management (or at least maintenance and main services) to external management. For Facility Management this process involves the transition from relatively simple services (energy services, etc.), to the management of a complex offer that necessarily requires top-level personnel with the ability to coordinate diversified activities, information systems for planning, control of activities and reporting.

 

FACILITY MANAGEMENT AT THE CENTER OF DESIGN

Unfortunately, the Facility Management, in most cases, continues to be taken into consideration only at the end of the planning and implementation of the interventions. Instead, it is necessary that the Facility Management be in the mind of the designers from the beginning: a series of measures that can be adopted ex ante ensures greater effectiveness in management and maintenance.

 

FACILITY MANAGEMENT AS A DEVELOPMENT INSTRUMENT

Angela Airoldi, Bocconi University

In their search for value, companies and investors focus their attention almost exclusively on the cities that are today the engine of development, a "new factory" where they concentrate, making the competition between cities more and more ruthless to capture companies and investments. The new role that the city is increasingly taking imposes its high overall functionality. Among other factors, this is also closely connected to the good quality of the buildings and the context in general, and to the presence of well-maintained public spaces, structures and infrastructures.
